NJ Property Taxes Explained: What to Expect in Monmouth & Ocean County NJ

Let's address the biggest question: "Why are New Jersey property taxes so high?"

Let's be direct about something: New Jersey has some of the highest property taxes in the country, especially in areas like Monmouth and Ocean County. This is something you NEED to understand. If you're moving here — or moving within the state — property taxes are going to be one of the most important numbers in your budget.

How Property Taxes Work in Monmouth & Ocean County NJ

Property taxes in New Jersey are calculated by multiplying your home's assessed value by your municipality's tax rate.

Tax Bill = Assessed Value × Tax Rate

Simple enough. But here's where it gets complicated.

Assessed value is not the same as market value. Every municipality in NJ has an assessment ratio — the percentage of market value that your home is assessed at. In some towns this is close to 100%. In others it's significantly lower. This is why two homes with the same market value in different towns can have wildly different tax bills.

The Monthly Payment Impact Nobody Talks About

This is where I see buyers make the biggest mistake. They look at a home's purchase price and run the mortgage calculation. But they forget that property taxes are included in their monthly payment.

Here's what the difference looks like in practice. A $600,000 home with a 20% down payment at 6.75% interest gives you a principal and interest payment of roughly $3,113/month. Now add taxes:

That's a $708/month difference for the exact same purchase price. Over 30 years that's over $250,000 in additional payments — just from property taxes. This is why I always tell buyers to compare total monthly cost, not just purchase price, when they're looking at homes in different towns.

How to Check Property Taxes Before Buying a Home in NJ

This is something every buyer looking at homes for sale in Monmouth or Ocean County NJ should do before getting emotionally attached to a property.

  1. Ask your agent — I pull current tax information on every property I show. On the spot! Don't be shy about asking.
  2. Check the listing — Most MLS listings display annual property taxes, though they're not always current.
  3. NJ Division of Taxation website — You can look up assessed values and tax rates by municipality.
  4. Call the town's tax assessor's office — They're public officials and will give you the current tax bill for any property.

One important note: if you're buying a home that's been significantly renovated or expanded without permits being pulled — or if the assessed value is lower than what comparable homes are assessed at — your taxes could increase after you buy. This is called a tax appeal or reassessment and it's something to ask your agent about before closing.

My Advice

Don't just chase the lowest property taxes when buying in Monmouth or Ocean County NJ. Quality of life matters, however, it is something to think about and should not be overlooked. Look at value of the area, school quality, and resale potential.

The right balance between taxes, location, and long-term value is what matters most when buying a home in NJ.

Factor property taxes into your budget from day one — not after you've fallen in love with a house. Calculate your total monthly mortgage payment which includes principal, interest, taxes, and insurance (PITI) and make sure that number works for your life.
